When you apply to rent a property that Twelvetrees is marketing, it is important that you are understand and are aware of the fees that you will need to pay at the start of the tenancy and also any that may become payable during your tenancy. An explanation of the fees that are detailed on each property is provided below. These fees are payable in addition to the rent and dilapidations deposit payable on your tenancy. All fees (where applicable) are inclusive of VAT.
£0 - this covers the following services: Referencing, identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement. Amendment Fee - £0
Contract negotiation, amending terms and updating your tenancy agreement during your tenancy (for example adding or deleting a named tenant). If requested by the tenant, renewed paperwork: £50
Tenancy Extension and Renewal Fee - £0 Contract negotiation, amending terms and updating your tenancy agreement at contract extension time. If requested by the tenant, renewed paperwork: £50
This is equal to one month rental plus £100 and will be returned at the end of the tenancy minus any agreed dilapidations in accordance with the Tenancy Agreement. It is Protected by the Tenancy deposit scheme (authorised by UK government)
